Ashby/Exemplar sign William Hill for London offices

AshbyCapital and Exemplar have secured a 30,000 sq ft office letting at The Avenue, their office and retail building located on the corner of Bedford Avenue and Tottenham Court Road in London’s West End, to William Hill.

William Hill, the betting and gaming company, will be using The Avenue as a hub for its technology and online marketing operations.

The building has seen strong demand since completion in March, with Skyscanner securing the top three storeys and the remaining 17,000 sq ft all under offer.

A William Hill spokesman said: “The Avenue is an exceptional building in an area with strong and growing appeal, and we look forward to moving the relevant online marketing and technology teams to the new London hub.”

Michael Bucknell, Development Director at Exemplar, said: “With companies such as Facebook, Mindshare and NBC Universal all based in the area and Skyscanner having chosen The Avenue as its London base, Tottenham Court Road’s reputation as a centre for TMT companies is increasing. It’s therefore fitting that William Hill has selected our building as a new home for its technology and product development hub.”

The appeal of The Avenue is clear: located just 100m from the new Crossrail entrance, occupiers of the building are set to benefit not only from the additional transport connections offered by Crossrail, but also the significant wider regeneration including the £40m West End Project which is currently underway.

This includes the creation of a new car-free boulevard down Tottenham Court Road, wider footpaths, a new pocket park directly outside The Avenue, and a major new park immediately behind Tottenham Court Road at Alfred Place.
